Frequently asked questions
Does the payment include taxes and insurance?
No. It covers principal and interest only. Property taxes, insurance and any lender fee sit outside this calculation and have to be added yourself.
Can it handle a rate that changes?
No. The schedule assumes one fixed rate for the whole term. For a later change, run it again using the balance left and the new rate.
Does it show overpayments?
Yes, for a fixed extra amount each month. The table runs out when the balance reaches zero rather than at the end of the term, and the total interest is the lower figure that follows from it.
Where do my figures go?
Nowhere. The calculation happens in this browser tab, and the amount, rate and term are never sent or stored.
What the loan part actually costs
This works out principal and interest at a fixed rate. Property taxes, insurance and any fee a lender adds are not part of it, so the payment shown is the loan alone.
- Total interest is the sum of the interest column, and it is often close to the amount borrowed.
- A longer term lowers each payment and raises the total interest paid.
- The first rows are mostly interest because the balance owed is at its highest then.
- Anything a lender bundles into a quoted monthly figure sits outside this table.
